Rendering problems

My PC is i7 12700 and RTX 4070ti. Im playing in 1440p on ultra RT settings and i have most of the time stable 100fps, but very often i can see rendering bugs like these on the pictures below. Sometimes i get very long freeze's and i cant understand why. With bugs like these the game is sadly unplayable. Can someone help me?

Do you use or used mods?
(just to be sure and to remove a possible culprit of the issue^^)

> Did you take a look to your utilizations when it occure?
(GPU/CPU/RAM/VRAM)
> Did you try to lower some settings?
(like set RT in high instead of ultra to see if it still occur)

yeah im getting those rendering issues too, i also have a bug where any save from 2.2 just makes the lighting in little china, dim, pitch black or non existent. I really hope they fix these issues soon, because i'm trying to do a 100% playthrough and its really killing my motivation rn.

What kinda SSD/HDD do you have? It kinda looks like the game has issues loading stuff. If you have a older HDD try turning on slow mode HD setting. Also @LeKill3rFou s suggestion about mods might be causing it.

Same question for you, also have you checked your temps while running the game? Kinda reminds me of a overheating GPU -.- especially the second image.
