Freeze crashes. Witcher 3 next gen

I am having issues with Witcher 3 freezing and then shutting down, crashing. I seems to happend only when I sail BUT only in certain parts of the ocean. I sailed tons east of Ard Skellige but when I sailed among the many small island north of Ard Skellige (on both occasions picking up questionmarks) I kept crashing. I've reinstalled the game, updated graphic driver and updated MS VS distrubution. Anyone else experienced this? If it matters, it is the Steam version.
 
What are your specs ?
Mods ?
It's a "newly" started playthrough in 4.0 ?
(Did you play the game before the next gen update ? If yes, did you use mods ?)

If you didn't try, verify the game files in case.
Maybe also "clean install" your drivers if you simply update them.
NVIDIA
I. Download the latest drivers using the following link: https://www.nvidia.com/Download/index.aspx?lang=en-us
II. Download Display Driver Uninstaller and run it to remove previous versions of drivers.
III. Clean install drivers that you've downloaded in step 1.
AMD
I. Uninstall your graphics drivers using the AMD Cleanup Utility software.
II. Download and clean install the latest drivers from here: https://www.amd.com/en/support

The solution for me was to enable both RTGI and RTSO. It will crash if you only enable RTGI (the first option). For it not to crash, you must also enable RTSO (fourth option).

However, performance is poor, and DLSS appears to be ineffective.
